Good to know
- Rates apply in the Valencian Community to purchases from 1 June 2026 (Ley 13/1997 as amended by Ley 5/2025). Checked on 18.10.2026.
- ITP is charged on the higher of the contract price and the cadastral reference value (valor de referencia). If the value exceeds €1,000,000, the 11% rate applies to the whole amount.
- The calculator applies the reduced ITP rates (3–8%) for the main home of buyers under 35, large and single-parent families and people with disabilities when you choose your situation. A lawyer confirms the conditions, including income. Rates for VPO (social) housing are not calculated.
- With a mortgage, by law the bank pays the notary and registration of the mortgage, the gestoría and the AJD on the mortgage (Ley 5/2019, RDL 17/2018). The buyer pays for the valuation.
- If the seller is a non-resident, the buyer withholds 3% of the price and pays it to the tax office (form 211): it is part of the price, not an extra cost. The municipal plusvalía tax is paid by the seller.
- In a new build, the developer's costs of registering the building (obra nueva, división horizontal) cannot by law be passed on to the buyer (RDL 1/2007, art. 89.3).
- Notary and registry are calculated from the official tariffs (RD 1426/1989 and RD 1427/1989) with the mandatory 5% reduction, an approximate amount for copies and extracts, and 21% IVA. Lawyer and gestoría are market estimates: there is no official tariff.
